Service: ALTA – NSPS Surveys

ALTA Survey

An ALTA (American Land Title Association) Survey’s main purpose is to provide the title insurer with thorough documents that are used in making decisions about the standard survey exceptions of the issuance of their title policy.

Based on what is then reported on the survey, the insurer may also add specific exceptions to the matters shown. The standard exceptions are as follows (but are not limited to):

  1. Both public and private land records are reviewed for the property and Any facts, rights, interests, or claims which are not shown by the public records but which could be ascertained by an inspection of the land or by making inquiries of persons in possession thereof.
  2. Any encroachments, easements, discrepancies, conflicts in boundary lines, variations, shortages in area or content, or any other facts which an accurate survey would disclose.
  3. Any lien, or right to a lien, for services, labor or materials heretofore or hereafter furnished, imposed by law and not shown by the public records.
  4. Any rights or claims of parties in possession of all or any part of the premises.

To satisfy the requirements of title companies during insurance transactions, Haller, Blanchard, and Associates gather and document information from property records as well as the physical survey.

Major Concerns to Tackle While Conducting Survey:

Haller, Blanchard, and Associates follow these actions and procedures to complete an ALTA survey:

  • Field inquiry–The surveyors’ field crew carefully analyzes the property and boundary lines.
  • Analysis – A property analysis is carried out using both the physical analysis and the research.
  • Mapping– The surveyor compiles the findings into a map of the survey, which is then examined by the title company and other stakeholders.
  • Finalizing– After the client accepts the map, the surveyor stamps it.

Why is the ALTA Survey Absolutely Essential?

All lending institutions, banks, title firms, and insurance firms commission ALTA surveys to ensure that the subject property is clean of all survey issues except those that have already been declared. Moreover, land title and mortgage insurance are issued based on these certifications. Therefore, in addition to identifying potential title problems, utilizing ALTA surveys we also identify precise property lines, water borders, developments, pre-existing agreements, infringements, and other landholder components.

A title assurance is equally important before scheduling an ALTA survey due to the complexity of these surveys, which are undertaken mostly for commercial properties. Thus, to make sure that the information is correct and gives the most thorough picture possible of the subject property, land surveyors collaborate closely with title companies.
